Rental Qualification & Income Requirements

Harmanwe evaluates every prospective resident using consistent, objective criteria. Here's exactly how we determine income qualification — including how Housing Choice Vouchers and other rental assistance are handled.

2.75× standard requirement Vouchers welcome Your portion, not full rent Equal Housing Opportunity
Standard Requirement

2.75× Monthly Rent

Applicants responsible for the full monthly rent should generally demonstrate verified gross household income equal to at least 2.75 times the monthly rent.

Monthly Rent × 2.75 = Required Gross Monthly Income
Required Gross Household Income
$4,881.25 / mo
≈ $58,575 / year
Example only. Your actual income requirement is calculated individually as part of your full application and verified documentation, and may vary from this estimate.
Additional Review

2.50× – 2.74× Monthly Rent

Verified gross household income in this range may receive additional or conditional review as part of the overall application.

2.50×–2.74× → additional review, not automatic denial
Below 2.50× → may result in denial after review of verified resources

Every application is reviewed as a whole, considering all verified resources, not income alone.

Housing Choice Vouchers & Rental Assistance

We Calculate Your Portion — Not the Full Rent

Harmanwe welcomes applicants using lawful housing assistance and rental subsidy programs. When an approved housing provider pays part of the rent, we apply our income standard only to the resident's required portion of the rent — not the total contract rent. Harmanwe does not require an applicant to demonstrate income sufficient to replace the portion of rent being paid by an approved housing assistance provider.
